We recently replaced a pipe boot on a roof in Taylors. This is a common source of leaks because the rubber boot flashing must seal tightly around the PVC pipe … otherwise, water will leak in and ride down the PVC pipe into the attic and eventually you will notice water stains on the ceiling. Rubber pipe boots fail over time due to weathering from sunlight, and from expansion and contraction. Even the smallest gap will allow water to enter during heavy rain.

As you can see in the photos, we installed a new pipe boot and replaced shingles as needed around the new boot.

Before: this is the leaking pipe boot

After: new pipe boot has been installed and shingles replaced
